Project Manager. Responsible for a project ranging in construction value from $25M to $50M * * Responsible for design, construction and post construction phase activities. * * Responsible to manage staff and contractor to insure the project scope as awarded is built in full conformance with the plans, specs, schedule and cost limits * * Plans, organizes, directs, coordinates all activities required to achieve a successful project completion. * * Responsible for working with utility companies for utility removals, relocations and new services. * * Responsible for working with City agencies to obtain approval of offsite plans for street, sidewalks, traffic signals, etc. * * Responsible for preparing and issuing plans and specifications for bid, reviewing plans for constructability and working with AE team to complete bid document package. * * Responsible for reviewing contractor's schedule, monitoring progress, reviewing contractor/owner delays and keeping project on track to achieve contractual completion date. * * Responsible for reviewing contractor change order requests for merit, estimating, negotiating and writing change orders. * * Responsible for managing Architect to achieve timely and accurate responses. OAR shall run coordination meetings with Architect, Contractor, etc. to resolve potential delay issues in advance. * * Supervise, coordinate and direct the project staff. * * Perform other CM management functions as assigned by Supervisor * MINIMUM REQUIREMENTS * Required: * * Minimum 12 years of post graduate project/construction management experience with 5 years experience as the project/construction manager on projects with construction values from $25 M to $50 M. * * Bachelors degree in Engineering, or Construction Management. * Preferred: * * 5 years DSA/OSHPD experience or Public Works experience * * Professional Engineer or CCM * * Advanced educational degrees * * RS Means estimating certification * * LEEDS AP certification. Must be US Citizen or authorized to work in the United States.
